Character Rich Collingwood Property sold – Colliers & Societe Group

Colliers is delighted to announce the sale of a former warehouse building at 3 Bedford Street, Collingwood. The property was sold to an owner occupier, Synq Projects, for $2.26 million following a highly competitive Expressions of Interest campaign which yielded over 64 enquiries. The sale achieved a land rate of $14,027 per square metre and a building rate of $7,018 per square metre. The buyer was represented by Jeff Ha of Societe Group.

Eddie Foulkes, Colliers Senior Executive, Investment Services, told COMMO, “The campaign generated significant interest from both commercial and residenital owner-occupiers owing to the property’s flexible Commercial 1 Zoning.”

Alex Browne, Colliers Associate Director, Investment Services, told COMMO, “Positioned just behind Smith Street retail and hospitality precinct, the transaction highlights the continued owner occupier demand for offices with immediate access to premium amenity.”

The property features highly sought-after character features including exposed brickwork, expansive ceiling heights, timber trusses and large glazing providing excellent natural light.

Christian Hatzis, Colliers Manager, Investment Services, told COMMO, “We are seeing increasing demand from owner-occupiers seeking office properties that retain their authentic industrial character while providing contemporary workspace. 3 Bedford Street represented a rare opportunity to secure this highly sought-after combination.”

Jeff Ha, Founder & Managing Director of Societe Group, told COMMO, ‘As we have continued to observe throughout 2026, owner occupiers remain one of the most active buyer groups across Melbourne’s commercial property market. While increased stock levels have provided purchasers with greater choice, businesses continue to prioritise long-term occupancy certainty and greater control over their operating premises.’

The sale was managed by Colliers agents Eddie Foulkes, Christian Hatzis and Alex Browne together with Jeff Ha of Societe Group, who acted for the purchaser.
