Bali’s hotel sector is undergoing a structural shift as developers and operators increasingly prioritise guest value over visitor numbers, according to Colliers.
The consultancy said hotel investment is no longer focused on adding room capacity to capture growing tourist arrivals. Instead, new projects are centred on differentiated concepts, wellness, personalised services and destination-based hospitality that can attract higher-value travellers.
Colliers said the market is transitioning from a volume-driven growth model to one focused on value creation, where long-term competitiveness will depend on product differentiation, pricing power and profitability rather than the number of hotel rooms delivered.
The report also found that traveller behaviour is becoming increasingly experience-driven. Rather than choosing Bali solely as a destination, visitors are placing greater importance on the quality of experiences available once they arrive.
According to Colliers, hotels that offer authentic local engagement, wellness experiences and personalised services are expected to outperform competitors relying primarily on room inventory expansion or price discounting.
Colliers said future revenue growth is also becoming more quality-driven, with Average Daily Rate (ADR) and total revenue per guest expected to become more important performance indicators than occupancy alone. Hotels that can encourage longer stays and higher spending on food and beverage, wellness, recreation and curated experiences are expected to achieve stronger long-term returns.
