Black River looks to develop land into new commercial space


BLACK RIVER, New York (WWNY) – A 10-acre plot of land along State Route 3 in Black River could become a commercial development, according to the village mayor and a real estate firm working on the project.

More than 6,000 cars pass the site each day. The property, located across from a Stewart’s Shop at the intersection of Main Street and Route 3, is currently full of trees and bushes.

What’s being proposed

Mayor David Leonard said the village is in the early stages of exploring development options for the parcel.

“We really don’t know what it’s gonna look like, but right now we’re in the beginning stages of looking at developing this piece of property that’s a total of ten acres, and we want to bring businesses in here that will definitely enhance the village of Black River,” Leonard said.

Leonard said the development would help the village grow and replace businesses that have been lost.

“Black River has been in need for business for many, many years; we want to continue growing the village,” he said.

Finding the right fit

Steven Reed, vice president of Hunt Commercial Real Estate, is working to identify a developer and assess community needs.

“Large-scale retail, anchor groceries, there’s a great need for medical services as well, to service the community. So really, it’s a broad, broad spectrum that we can bring in here,” Reed said.

Reed said community input is central to the process.

“The most important thing, though, is that we partner with the community, and that’s why David and I connected right at the beginning of this, so we can make sure that we fulfill the community’s needs, assess the community’s needs, have the community buy in, and they feel good about the development that we bring to here,” he said.

The next step is securing a developer for the project.
