EMERYVILLE — An East Bay tech and life sciences campus has been bought at a steep price discount in a deal that serves as a reminder of the office market’s nosedive in the region.
Ratio Innovation Campus, at the corner of Hollis Street and 64th Street in Emeryville, has been acquired by a New York City-area investment group for $63.5 million, documents filed on Sept. 30 in Alameda County show.
The purchase price for the campus, which is at 6401 Hollis St., was 51% below the $129.5 million that the seller in the latest deal, Beacon Capital Partners, paid in 2020.
The latest deal also came in at a dollar amount that was 57.6% below the property’s most recent assessed value as of January 2026, $149.8 million, according to county real estate files.
The office and research campus totals 242,000 square feet, property databases show. In 2022, Beacon Capital Partners launched a $24 million upgrade that produced a new courtyard, lobbies, amenities, and creative spaces.
The buying group is linked to Jonathan Scheinberg, state business documents show. Scheinberg’s LinkedIn page describes him as a life science, healthcare, and knowledge economy real estate investor.
Scheinberg is also listed as managing principal executive and founder of Outshine Properties, which is based in New York City.
The buying group obtained a $49 million loan from Athene Annuity & Life Co. at the time of the purchase, the Alameda County documents show.
