Cravey Real Estate Services Brokers Sale of Former Bay Car Wash Property in Aransas Pass, Texas

Cravey Real Estate Services, Inc., a Corpus Christi-based commercial real estate brokerage firm, has completed the sale of the former Bay Car Wash property at 952 S. Commercial Street in Aransas Pass, Texas.

The transaction closed on September 25, 2026, with DAGER Properties, LLC acquiring the property from CCC Real Estate Holding Co., LLC. Financial terms were not disclosed.

David Heitzman, Commercial Advisor at Cravey Real Estate Services, exclusively represented the seller, while Elizabeth Cuellar of Home Team of America represented the buyer.

The property occupies approximately 0.64 acres at a signalized intersection along South Commercial Street, a primary commercial corridor in Aransas Pass.

The site includes a 3,496-square-foot car wash facility with seven bays, consisting of one automatic wash bay and six self-service bays. Its location provides visibility along the commercial corridor and proximity to a public boat ramp.

Previously operated as Bay Car Wash, the property had ceased operations before being listed for sale and was subsequently returned to its lender.

The disposition presented challenges because the property had limited available operating history and no financial statements accompanying the sale.

As a result, the marketing strategy emphasized the property’s real estate value, location and potential for future operations rather than historical business performance.

Cravey brought the property to market in spring 2026 and secured a purchase contract within approximately four months.

During the marketing period, the vacant facility experienced several incidents of vandalism and theft, including an April incident that caused estimated damages exceeding $30,000.

The damage affected vacuum equipment, vending infrastructure, site improvements and portions of the car wash facility.

Despite those issues, the transaction proceeded, with the buyer acquiring the property in its existing condition.

Cravey credited the Aransas Pass Police Department, led by Chief David Perkins, with helping address security concerns through increased patrols, coordinated communication and deployment of a visible camera trailer.

“Transactions like this remind you that commercial real estate is rarely just about the buildings,” Heitzman said.

“Success comes from understanding the market, staying engaged through unexpected challenges and helping buyers recognize value where others may only see obstacles.”

Heitzman, who specializes in commercial real estate transactions across Rockport, Aransas Pass, Ingleside, Port Aransas and Padre Island, worked with the parties to complete the sale despite property condition concerns and uncertainty surrounding the former operation.

According to Cravey, DAGER Properties intends to reopen the location as a car wash, returning the property to commercial use.

The planned reopening would restore a service previously available at the site, although a timeline for resuming operations was not announced.

Cravey Real Estate Services is a full-service commercial real estate firm headquartered in Corpus Christi, Texas, with more than 50 years of experience in brokerage, property management and development.

The company serves industrial, office, retail and land markets throughout South Texas.
