Vigilant Holdings Acquires Londonderry Industrial Facility for $16.6 Million

JLL arranges sale and $11.45 million acquisition loan for a fully leased, 75,480-square-foot Class A warehouse in Southern New Hampshire.

LONDONDERRY, N.H.— Vigilant Holdings has acquired a newly constructed, fully leased industrial facility at 13 Page Road in Londonderry, New Hampshire, for $16.6 million. JLL Capital Markets arranged the sale on behalf of the seller, an affiliate of Rhino Capital Advisors, and secured $11.45 million in acquisition financing for the buyer through Bar Harbor Bank & Trust.

Completed in 2025, the 75,480-square-foot Class A industrial property sits on 13.8 acres and is occupied by a building products distribution tenant under a long-term lease. The transaction adds another industrial asset to Vigilant Holdings’ New England portfolio.

JLL’s Investment Sales and Advisory team representing the seller was led by Managing Director Michael Restivo, Senior Director David Coffman, Director Tommy Hovey, Associate Ali Howard and Vice Chairman Christopher Lawrence. The Debt Advisory team representing Vigilant Holdings was led by Managing Director Amy Lousararian and Associate Michael Schwarze.

“The competitive process reflected strong investor conviction in both the credit quality and the strategic location advantages this market offers,” Restivo said. “We’re seeing the pricing gap between Southern New Hampshire and traditional gateway markets compress as institutional capital recognizes the submarket’s value proposition.”

Modern distribution facility with expansion potential

The property was built to accommodate contemporary logistics and distribution operations, featuring 30-foot clear heights, four loading docks, four drive-in doors, 11 trailer parking spaces and 63 vehicle parking spaces.

The facility also includes infrastructure designed to accommodate additional loading docks, providing potential flexibility for future operational needs. Its new construction and specialized distribution features support its current use as a regional distribution facility.

The building is 100% occupied under a long-term lease structure that provides contractual rent growth, offering the new owner an established income stream.

According to JLL, the combination of new construction, established tenancy and the property’s location contributed to investor interest in the asset.

Southern New Hampshire attracts industrial investment

Located in Southern New Hampshire, 13 Page Road is less than 10 minutes from Interstate 93 and Interstate 293 and approximately 3.6 miles from Manchester-Boston Regional Airport. The location provides access to major population and employment centers, including Manchester, Nashua, Portsmouth and Boston.

Southern New Hampshire has attracted industrial occupiers and investors seeking access to Greater Boston and other New England markets. Its transportation network, available labor pool and business operating environment have supported demand from manufacturing, logistics, distribution and consumer products companies.

The region’s position along major transportation corridors also enables businesses to serve a broad customer base throughout New England.

Lousararian said the acquisition aligns with Vigilant Holdings’ strategy of pursuing industrial properties with established tenancy and credit-backed lease structures.

“Vigilant Holdings continues to demonstrate a disciplined approach to acquiring credit-leased industrial assets across New England,” Lousararian said. “13 Page Road is a brand-new build-to-suit with a long-term lease to a national building products distributor, and it builds on the Waste Management-leased properties the firm acquired in Woburn and Avon.”

She added that the combination of experienced ownership, new construction and established tenancy generated competitive interest from lenders.

Financing supports portfolio expansion

Bar Harbor Bank & Trust provided the $11.45 million acquisition loan, structured as a five-year, fixed-rate financing arrangement.

The transaction highlights the role of debt advisory services in industrial real estate acquisitions, particularly for properties supported by long-term leases and modern building specifications.

For Vigilant Holdings, the Londonderry acquisition expands its exposure to New England’s industrial market. For the seller, the transaction represents the disposition of a recently completed, fully occupied asset amid continued investor interest in strategically located distribution properties.

JLL Capital Markets provides real estate capital solutions, including investment sales and advisory, debt advisory, mergers and acquisitions, loan sales and equity placement, serving investors and occupiers across global markets.
