Taseco Land steps up expansion in Vietnam’s industrial real estate market

As manufacturers’ requirements become increasingly stringent, Taseco Land is expanding its presence in key industrial hubs while developing Taseco IP under a “new-generation industrial park” model centered on high-quality infrastructure and long-term partnerships with investors.

Industrial real estate benefits from manufacturing investment inflows

Vietnam continues to be selected as a key link in the restructuring of global supply chains, with investment increasingly flowing into higher value-added manufacturing.

According to the National Statistics Office, Vietnam attracted $50.36 billion in registered foreign direct investment (FDI) in the first nine months of the year, up 76.4% year-on-year. Notably, the processing and manufacturing sector accounted for 82.6% of total disbursed FDI during the period, equivalent to $17.40 billion.

According to CBRE’s Q2/2026 report, industrial land absorption in Tier-1 provinces and cities in northern Vietnam exceeded 217 hectares, the highest level since Q1/2024. This underscores sustained demand for industrial land and manufacturing infrastructure.

As companies expand capacity, build new factories or relocate parts of their supply chains to Vietnam, demand is also rising for industrial land, ready-built factories, warehouses, power and water supplies, wastewater treatment and logistics services.

However, as demand increases, site-selection criteria are becoming more stringent. Manufacturers are paying closer attention to how quickly projects can become operational, the completeness of technical infrastructure, and connectivity to production hubs, seaports, airports and logistics networks.

As a result, competition in the market is gradually shifting from simply having land available to providing an integrated manufacturing platform that enables efficient operations and long-term expansion.

Against this backdrop, Taseco Land is gradually building Taseco IP into a dedicated brand for its industrial real estate segment, focusing on new-generation industrial parks with integrated infrastructure, support services, and green and sustainable features.

At each project, Taseco IP will invest systematically in internal roads, power supply, water supply, telecommunications, wastewater treatment and landscaping to serve investors’ production and operational needs.

From Dong Van 3 to Thuy Nguyen and Yen Son: expanding the portfolio, strengthening its presence

Taseco Dong Van 3 Industrial Park is one of the company’s early flagship projects. Covering 223 hectares in the Duy Tien area of Ninh Binh province, the project has achieved an occupancy rate of more than 70%, demonstrating Taseco Land’s ability to bring industrial land into operation.

Building on this revenue-generating project, Taseco Land is entering its next phase of growth by scaling up its operations, strengthening its presence in major industrial hubs and preparing for a broader industrial park portfolio.

A key milestone in 2026 came in May, when the company broke ground on Phase 1 of Taseco Thuy Nguyen Industrial Park in Hai Phong city. Covering nearly 250 hectares and involving total investment of about VND4 trillion ($154.78 million), the project is strategically located in the Dinh Vu-Cat Hai Economic Zone, with close links to Hai Phong’s seaport system, logistics network and major manufacturing centers.

This strategic location enables tenants to connect their production operations with supply chains and export networks, particularly those seeking deeper integration into global value chains.

Taseco Land continues to seek new investment opportunities and expand its footprint in Vietnam’s industrial real estate market.

Just three months later, Taseco Land expanded its portfolio with Yen Son Industrial Park in Bac Ninh city, covering about 154.48 hectares and requiring total investment of more than VND2 trillion ($77.39 million).

The project strengthens Taseco Land’s presence in one of northern Vietnam’s major manufacturing hubs, where an established industrial ecosystem and growing demand for land from manufacturers, technology firms and supporting industries underpin expansion.

By the end of September 2026, Taseco Land had approved a plan to contribute VND273 billion ($10.56 million), equivalent to a 65% stake, to establish Taseco Kim Bang Industrial Park JSC, which is expected to have charter capital of VND420 billion ($16.25 million).

Judging by its project pipeline, Taseco Land is shifting its strategy from a single flagship project to a larger and more diversified portfolio. The company also aims to research and develop 12 industrial parks by the end of 2027, while adjusting its portfolio flexibly in response to market developments and individual project performance.

From its initial development at Dong Van 3 to its expansion into Thuy Nguyen, Yen Son and other upcoming projects, Taseco Land is steadily building up its industrial real estate business. Taseco IP is positioned not just as a brand encompassing a portfolio of projects, but as a platform for the company to strengthen its infrastructure development capabilities and become a long-term partner to manufacturers in Vietnam.
