Inside bargain £40k home just outside of Greater Manchester with brand new kitchen and bathroom


It can be difficult to find an affordable home in Greater Manchester today, particularly for first-time buyers. House prices for first homes have soared by a third across the north west since 2019, with new homeowners now paying around £400 more per month for their mortgage than they would have five years ago.

However, despite the soaring costs, there are some bargains to be had across the region if you know where to look. One property has just come on the market with a cheap guide price of £40,000, and has been listed as the ideal ‘first-time buy’.




The two-bed terrace is up for sale in Shawforth, a popular semi-rural village just outside of Rochdale, which is surrounded by countryside walks. The average sold price of a home in Shawforth over the last 12 months was £209,286, according to Zoopla, therefore this price is a steal.

The house is set to go up for auction by The Auction Group. More often that not, homes which are being sold at an auction are in poor condition and require a lot of time and money spent to bring them back to life.

But this one has been recently renovated and refurbished throughout, so it is a blank canvas ready for the new homeowner to move in and make it their own.

Described as ‘deceptively spacious’, the home is entered through the spacious lounge which has stairs leading up to the first floor and access to the brand new modern fitted kitchen which has a stylish breakfast bar.

Up on the first floor is a landing which leads to the two bedrooms and a new three-piece shower room. Outside the property has on-street parking and is surrounded by local greenery to the front and side.
