Trailer park, hotel change hands in 7-digit deals –


Clark County real estate transactions recorded Aug. 9-22, 2024, having a value of $100,000 or greater. Information is gathered from public records held by the Clark County Circuit Clerk, online real estate records via actdatascout.com and the Arkansas Secretary of State. The Arkadelphian includes names of grantees, grantors, transaction price and property description available, and does not withhold names. A variety of factors, including improvements made to a home or property, are considered in real estate prices that may increase from when the seller bought the property.

Topping off this round of real estate transactions is the $1.75 million sale of Killingsworth Mobile Home Park at the 5100 block of Highway 8 West. Tex and Gearlene Killingsworth sold six separate parcels to Boynerian LLC, which is registered to Arek Boynerian of Little Rock.

Another seven-digit deal was the $1.55 million sale of the Super 8 Motel at 118 Valley St., Caddo Valley. Deva Deva Lodging LLC, registered to a Hemant Bhavanbhai Patel of Little Rock, bought the 48-unit, 16,000-SF motel from Goga Maharaj LLC, which is registered to Daxa Patel who bought the property in 2020 for $910,000.

In a $484,000 deal The Ross Foundation purchased 100 acres of timber from Marcus Clark Revocable Trust. The property is situated northwest of Clarence Road, near Gurdon.

Pamela Frazier sold her 2,372-SF frame siding home and 7.92 acres on Davids Lane, in the DeGray community, to Dustin and Julie Wagley for $440,000.

For $355,000 Emily Nguyen bought a 2,009-SF frame siding home and 5 acres on Loy Road, in the Mt. Zion community. Previous owners Phillip and April Grace bought the place in 2021 for $180,000.

Lori and Brandon Hanlon sold their 1,566-SF brick home at the 2800 block of Evonshire Drive, Arkadelphia, to Christopher and Jessica Feltes for $249,900. The Hanlons purchased the property in 2022 for $235,000.

Kimberly and Ryan Ellison sold their 1,748-SF brick and frame home at the 300 block of Forrest Park Drive, Arkadelphia, to Katherine Martin for $240,000. The Ellisons bought the place in 2019 for $180,000.

A 2,992-SF frame siding home at the 1200 block of Cutler Street, Arkadelphia, sold to Amber Collins for $229,500. Previous owner was Tanya Jackson.

Phillip and Pamela Shuffield sold their 1,709-SF brick home at the 1000 block of Village Drive, Arkadelphia, to John Turner for $220,000. The Shuffields purchased the property in 1999 for $70,000.

In Amity, Lewis Travis sold three house lots on West Texas Street for $195,000. New owner is Michael Griffin.

Abdias and Lisa Cervantes bought a 1,500-SF frame siding home and 1.31 acres on Southlake Drive, in the DeGray community, for $185,200. Previous owner Marcus Caldwell bought the place in 2015 for $125,000.

For $180,000 Keith Foster purchased a 1,400-SF brick home at the 1300 block of Wilson Street, Arkadelphia. Previous owners Melissa and Dmitri Livingston bought the property in 2022 for $125,000.

Nathan and Lauren Denton sold a 1,508-SF brick home at the 1000 block of South 23rd Street, Arkadelphia, for $168,000. New owner is Albert Wallace. The Dentons bought the place in 2008 for $113,200.

Jason Peterson bought a 1,374-SF frame siding home at the 1000 block of South 15th Street, Arkadelphia, for $150,000. Previous owners were the Gia Trust (Boaz Tjhin, Ester Ng, et al), who bought the property in 2022 for $120,000.

Raul and Kennedy Martinez sold their 1,338-SF frame siding home at the 900 block of Mt. Morriah Road, between Joan and Brown Springs. New owners Shantaria Barrett and Damontra Quarles are paying $147,000 for the property; the Martinezes paid $55,000 for the property in March 2024.

Wrapping up these property transactions is the $135,000 sale of a 1,176-SF frame siding home and 10.9 acres on East Whelen Road, Whelen Springs. Dustin and Abbey Gates sold the property to John Clemons.
