Istria, Dubrovnik, Split: Croatia's Priciest Property Regions

ZAGREB, 29 Jan (Hina) – House prices in Croatia continued to rise in 2023 and the average asking price for a flat jumped by 21% from 2022 to €3,223 per square metre and that of a house by 40% to €2,606, show the findings of an analysis done by the Njuškalo online advertisement website published on Thursday.

Properties continued to be most expensive in the coastal Istria, Dubrovnik-Neretva and Split-Dalmatia counties.

In Istria County, the average asking price for a flat was €3,836 per square metre and for a house €3,183 per square metre; in Dubrovnik-Neretva County, they were €3,602 and €2,699, respectively; and in Split-Dalmatia County, they were €3,590 and €2,960, respectively.

Most of the flats on offer were between 61 and 80 m2 in size (28.1%), followed by those between 41 and 60 m2 (24.8%).

Average asking price for a flat in Zagreb €2,987 per square metre

In Zagreb, the average asking price for a flat was €2,987 per square metre, while that of a house was €1,795.

In Rijeka, asking prices for flats increased 26% to an average €2,661 per square metre, in Split they jumped by 20% to an average €4,061, and in Osijek by 17% to an average €1,733.

As for houses, the biggest price jump was recorded in the eastern city of Osijek, by 15% to an average €963 per square metre.
