Four home features ‘guaranteed to put buyers off’ – one even drops value by 20 per cent. Selling your home can be a tricky business, especially when there are certain features that could deter potential buyers.
If you’re in the process of sprucing up your property for sale or simply considering a move, Kevin Shaw, national sales director at Leaders Estate Agents, has some advice that might just save you from common pitfalls.
According to Shaw, there are specific aspects of a house presentation that can have a “tremendous impact” on its saleability.
These blunders are not only “common” but also “guaranteed to put off buyers”, as reported by the Mirror.
Coloured bathrooms
Coloured bathrooms may seem like a quirky throwback to the 1970s and 1980s, with their avocado suites once being the height of fashion.
However, Kevin suggests that opting for a sleek white bathroom suite “could add thousands to the selling price” of your property.
Clutter
When it comes to clutter, both inside and outside the home, the mantra ‘less is more’ couldn’t be truer. A clear space not only looks better but also increases the chances of selling your home swiftly.
Don’t leave items strewn about, and limit the display of personal mementos and photos.
While some decorative pieces can be overlooked as potential buyers are encouraged to envision the space as their own, a clear space makes this easier.
“Clutter makes your home seem smaller and can be difficult for buyers to see past”, Kevin cautioned.
Poor kerb appeal
First impressions are “critical”. If your house looks appealing from the outside, a buyer is more likely to take it seriously when they’re exploring the inside.
Property experts at Sell House Fast discovered that 20 percent could be “knocked off” a property’s asking price if it looked “unappealing from the outside”.
Extravagant fixtures and fittings
While you may adore your lavish lights, the person buying your home may not, and could be “immediately put off”.
Keep things modern and functional when you’re trying to sell, Kevin advises.
