Sutter Health launches $1 billion East Bay campus with property deals


EMERYVILLE — Sutter Health has launched its billion-dollar plan for a massive new East Bay campus with a string of real estate deals valued at well over $400 million for properties in Emeryville.

The purchases total $450 million in seven acquisitions, according to documents filed on Feb. 19 with the Alameda County Recorder’s Office.

Sutter Health announced a $1 billion plan Wednesday to build a flagship medical campus in Emeryville and transition Berkeley's Alta Bates hospital into a 24/7 urgent care center. Sutter Bay Hospitals and Alta Bates Summit Medical Center teamed up to purchase seven parcels in the vicinity of 53rd Street where it intersects with Hollis Street, Chiron Way and Horton Street, the county documents show.

Here are some details of the sites that the Sutter Health affiliates bought, according to documents from two Alameda County public records agencies. All the sites are in Emeryville:

— $170 million for an office building at 5555 Hollis Street.

— $156 million for an office building at 5300 Chiron Way.

— $90 million for a parking structure site at 4563 Horton Street.

— $18 million for a vacant lot at 1400 53rd Street that will be the location of the future brand-new medical center.

— $14.5 million for an empty site at the corner of Hollis Street and Stanford Avenue.

— $750,000 for a site near Horton Street and 53rd Street.

— $750,000 for the Hollis Green Park at 5317 Hollis Street.

These are all part of Sutter Health’s plan to construct a vast new campus in Emeryville that will feature a regional destination ambulatory care complex and a new medical center.
