As autumn brings cooler weather and the promise of snow to the Vail Valley after a gorgeous warm fall, the local real estate market is holding strong. September saw a seasonal dip in sales, as is expected at the end of the summer. In September, 86 homes sold, down from 100 homes that closed in August. Local home prices cooled slightly, with a median sale price in July of $1,597,500, a dip from $1,687,500 the previous month.
LIV Sotheby’s International Realty’s monthly market report data shows that the total sales volume in the Vail Valley was $217,559,419. The sale-to-list price ratio remained at 98% as sellers continued to receive very close to full asking price for their homes. They also closed on two other properties in the same area for a total of $18.75 million in October in Casteel Creek.
