Swindon commercial properties on sale for millions of pounds


New owners are being sought for a town centre office block, shopping park site, and former home of Wilko amongst others.

The most expensive listing in the area on property website Zoopla is for a 29,278 square feet of office space in the Minton Place building on Station Road, which is on the market for offers of more than £3,282,085.

This works out to £112.10 per square foot across five floors.

The location seems to be its biggest selling point, as it is based on a prominent corner plot opposite Swindon’s train station, and the close proximity of the new bus boulevard on Fleming Way is mentioned as an attractive aspect for potential buyers.

Agent Hartnell Taylor Cook LLP suggests that the freehold site could be rented out to eight tenants for a total passing rent of £384,422 per year, which reflects a low average rent of £13.06 per square foot.

The building could be refurbished into offices or flats, as planning permission is already in place to convert an adjoining office building into 58 flats.

Nearby, the former home of Wilko on the corner of Fleet Street and Bridge Street – before the store moved to The Parade – could be snapped up for £1,850,000.

The three-storey structure with basement storage includes 49,581 sq ft of space, and has loading access behind it in a shared yard accessed from Queen Street or Carr Street.

Agent Smethurst Property Consultants suggests it could be suitable for uses other than retail if the local authority approves planning applications for those changes.

The main entrance to the property is from Bridge Street and the ground and first floors have previously been used as sales accommodation.

There is escalator and lift access to the first floor sales area.

The second floor has a separate entrance to the rear of the property and is accessed via a lane off Fleet Street.

Elsewhere, a unit on the Greenbridge Retail Park is on sale for £2,850,000.

The 43,643 sq ft Greenbridge Centre includes a detached warehouse and manufacturing facility with fitted office areas, surface loading doors, and a new lease agreement.

The building is arranged in four portal frames and is mainly clad in a modern insulated metal sheet roof, with parking at the front and side access to a large secure car parking and service yard area.

Internally, the accommodation varies in eaves height with a minimum eaves height of 4.9m and a maximum eaves height of 10.6m.

Agent Whitmarsh Lockhart notes that consideration will be given to dividing the facility.

The same agents are also overseeing the sale of £1,680,000 air-conditioned open plan offices in Priam House, on Fire Fly Avenue, which are within walking distance of the Designer Outlet and Railway Village.

The 6,877 sq feet space includes a boardroom, separate meeting rooms, and a break out/restaurant area with a wooden floor, kitchenette facilities, and a games area, as well as 26 designated car parking spaces outside.

The current rent is around £120,000 per year with a rent review due in March.

The 165,528 sq. ft former Honda Logistics rail terminal in Keypoint Logistics Park is still on the market for £2.2 million.

Lastly, an industrial unit in Kembrey Park’s Elgin Industrial Estate is on sale for £1,650,000 from Whitmarsh Lockhart.

The 0.82 acre site has between 22,680 and 31,690 sq ft of space available.

The property comprises a semi-detached steel portal framed warehouse with a two-storey office block and two yards/parking areas 

Part of it is in use as a dance studio on a five-year lease from July 2020 at £12,000 per annum.
