
A portfolio of 14 former guesthouses, hotels, care homes and a public house in Scarborough and Bridlington has been sold by Watling Real Estate.
Administrators at Grant Thornton were appointed over 11 properties in Bridlington and three in Scarborough and appointed Watling Real Estate to market the portfolio.
Alex Sweetman, a director in the Leeds office of Watling Real Estate, said: “We had interest from both landlords and developers who were attracted by the opportunities offered by a positive property market in the Yorkshire region where 4.5 per cent annual house price growth was reported in 2025.
“They recognised the potential for refurbishment and renovation leading to rental uplift and asset management opportunities.”
The portfolio was sold for an undisclosed sum.
In Scarborough, the properties were:
- The former Tennyson Arms public house on Dean Road, which closed in 2020 and now has the upper floor converted to provide seven self-contained apartments.
- The former St Helens Care Home, a large former residential care home within the prestigious south bay area currently awaiting refurbishment.
- Hotel Columbus on Columbus Ravine. A large, detached well-regarded former guest house.
The Bridlington properties were:
- Vernon Villa, Vernon Road. An end terrace former guest house with numerous en-suite rooms plus manager’s flat to the rear.
- Acomb House, Windsor Crescent. A mid terrace former guest house awaiting refurbishment.
- Blantyre Guest House on Pembroke Terrace. A mid terrace former guest house with manager’s flat.
- Pentrich House (care home), Vernon Road. A former residential care home currently awaiting refurbishment.
- Pentrich House (residential), also on Vernon Road. A substantial end terrace property awaiting refurbishment.
- Spinnaker Hotel on Pembroke Terrace. A large mid-terrace opportunity situated close to the popular Bridlington Spa.
- Mont Millais, Trinity Road. A large end terrace former hotel with its own off-street parking.
- Brentwood Hotel, Princess Street. A large, detached former guest house adjacent to the main Bridlington bus interchange.
- Park View Hotel, Tennyson Avenue. A large, double fronted, mid terrace former guest house plus manager’s flat with off-street parking.
- Ashford House, Trinity Road. A mid terrace former guest house with manager’s flat.
- Victoria House, Victoria Road. Historically a large, established and popular guest house plus manager’s flat. Currently awaiting refurbishment, this property also has off-street parking.
