Poland’s investment volume exceeded EUR 3 bln, which was the country’s strongest first-half result since 2018, confirming its position as the most liquid and deepest investment market in the region. The Czech Republic ranked second, with more than EUR 1.4 bln invested, while Hungary recorded its strongest first-half performance since 2021 (EUR 0.6 bln).
Investment activity in Poland accelerated significantly in the first half of 2026, supported by growing investor appetite for all major asset classes. Transaction volume reached EUR 3 bln, representing a 71 pct year-on-year increase. The EUR 2 bln invested in the second quarter translated into the best-ever second-quarter result for the Polish commercial real estate market. The investment volume recorded in the first half of 2026 reflected not only transactions carried forward from 2025, but above all, a broader revival of investor activity across the sector, as well as transactions initiated this year.

In H1 2026, offices attracted the largest share of capital (29 pct), followed closely by retail (27 pct), with residential/living (19 pct – up from 7 pct in H1 2025) and industrial/logistics (17 pct – down from 31 pct in H1 2025) also remaining important pillars of activity.
According to the report, the first-half recovery does not mean investment flows are set to lose momentum. Based on current pipelines and Colliers forecasts, total commercial real estate investment volume in CEE-6 could reach EUR 12.5–13 bln for the full-year 2026, bringing the market close to its strongest annual result since pre-pandemic 2019.
