A couple has paid $40 million for a Noosa Heads waterfront property, shattering Queensland’s residential sales record previously held by mining magnate Gina Rinehart.
The mega sale eclipses Rinehart’s $34m purchase in nearby Sunshine Beach in 2021.
It comes at a time when the property market across the country is slowing, with recent tax changes, rising higher interest rates and lower buyer confidence.

The property, at 32-34 Noosa Pde, Noosa Heads includes a 1980s-vintage home on a 1,222sq m block with two private jetties.
Agent Tom Offerman of his self-titled real estate agency handled the sale.
“This purchase along Noosa Pde for $40m marks another milestone in Noosa’s amazing property story,” he said.

The buyers’ identity is not known, but property records revealed the vendors were Irene and Laurison Smith.

The Sunshine Coast’s luxury real estate market has continued to record big sale results — earlier this month a prestige estate complete with a cattle farm, 22m pool and commercial gym sold for $10.234m in 20 days.
The 151.8ha Noosa Hinterland property that combined a luxury residence, hightech infrastructure and an established cattle operation was marketed by CJRE Director Chris Jarrett.
