Dunleer, a Los Angeles-based private real estate investment and development firm, today announced the $8.23 million sale of Talbert Industrial Park, a newly renovated, two-building small-bay industrial property located at 7602 Talbert Avenue in Huntington Beach, Calif.
Built in 1978 and situated on 1.15 acres, the 24-unit property totals 22,383 square feet (sf). The property was sold off market for approximately $367 per sf, marking one the highest prices per sf for comparable industrial assets in Huntington Beach.
“After acquiring the property in 2024, Dunleer immediately implemented a value-add strategy focused on enhancing functionality, improving the tenant experience and maximizing the property’s appeal,” said BJ Turner, CEO of Dunleer. “This is an incredibly well-located asset, and it is very difficult to find industrial properties west of the 405 in prime Orange County. With an average annual household income above $145,000 within a five-mile radius, it’s one of Southern California’s most desirable multi-tenant industrial locations.”
The professionally managed property features 15 drive-in doors and 22 parking spaces. Dunleer’s capital improvements included painting both buildings, installing perimeter lighting, enhancing landscaping, improving the drive aisle and upgrading the yard space and common areas. The firm also renovated individual unit interiors, including office areas and restrooms, while improving the warehouse spaces.
Carter Hadley and Alexander Harrold of Matthews Real Estate Investment Services represented Dunleer in the transaction. The buyer was a private investor based in San Diego.
Huntington Beach’s industrial market encompasses approximately 15 million sf and remains supply-constrained, with vacancy of roughly 3.5%. The city’s strategic location and accessibility support demand for industrial properties serving a diverse range of businesses, including manufacturing, distribution and warehousing operations.
Demand is particularly strong for small-bay industrial properties west of Interstate 405 and throughout California’s coastal markets, where limited land availability and zoning constraints have restricted new industrial development. Small-bay properties provide flexible, smaller-scale spaces for businesses that may have few alternatives in supply-constrained markets, supporting demand for existing inventory.
Dunleer continues to seek new industrial value-add acquisition opportunities in the western U.S.
