LA’s own development and New York’s commercial real estate investment
Strengthening domestic business and commercial facilities
Group-level plant EPC business expansion
Bando Construction is expanding its business area by developing overseas real estate, investing in non-residential facilities, and commercial real estate. As the advancement into the industrial facility plant business is added, there is a clear movement to diversify the business structure centered on housing.
According to the construction industry on the 3rd, Bando Construction is expanding its own development projects in Los Angeles (LA), the U.S., and investing in commercial real estate in New York, while introducing knowledge industry centers and brand commercial facilities in Korea.
Bando Construction has been promoting its own development project in LA, USA, directly carrying out land purchase, implementation, construction, and rental management. By incorporating the housing development capabilities accumulated in Korea into the U.S. local market, it has established a business model that participates in the overall development project beyond simple construction.
The representative example is ‘THE BORA 3170’, which was completed in March 2023. The complex, located in Koreatown, LA, consists of 252 households and commercial facilities with 1 basement floor to 8 ground floors. Bando Construction oversaw the entire project, from site acquisition to development, construction, and rental management, and introduced Korean-style housing design and community facilities to the local housing market.
Following the first project, a follow-up project is also underway. Bando Construction is promoting “The Bora 3020” in Wilshire-daero, LA. It is expected to be completed in January 2027, with 1 basement floor to 8 floors above ground and 262 households.
Following the development of residential facilities in New York, the company has expanded its investment into commercial real estate. Bando Construction acquired Retail Mall in Times Square, Manhattan, New York, in July 2024. It is a commercial facility on the 1st basement floor and 2nd floor above ground of the building located at the intersection of Broadway and 7th Street, and the total floor area of the acquisition target is about 2,380㎡.
Earlier, it also took its first step in a residential-commercial remodeling project in midtown Manhattan, New York. “We are expanding the scope of our overseas business by developing new residential facilities in LA and securing existing real estate in New York,” a Bando Construction official said. “It is characterized by expanding its business scope not only to housing development but also to commercial real estate.”
In Korea, non-residential projects are being strengthened, focusing on business and commercial facilities. Bando Ivy Planet, supplied by Bando Construction to Eco Delta City in Busan, is a complex business facility consisting of about 160,000 square meters of floor space, two basement floors to eight floors above ground, 1,128 knowledge industry centers and 82 neighborhood living facilities.
After signing a contract with the Gadeokdo New Airport Construction Corporation late last year, the facility began to move in earnest from October this year. Bando Construction has constructed various work spaces such as manufacturing and business-type knowledge industry centers and independent offices, and introduced smart platforms and public facilities for tenant companies. It also introduced a pre-sale conversion rental method that lowered the initial burden of moving in.
In the field of commercial facilities, the business of combining residential and commercial facilities is expanding, focusing on its own brand ‘間’. A case in point is the signing of a contract to enter E-Mart Everyday at a commercial facility in the “Koyang Janghang Cave” complex under construction in the Janghang district of Goyang, Gyeonggi Province.
E-Mart Everyday’s entry contract area is 852.4 square meters. Based on the demand for residential complexes with four basement floors to a maximum of 49 floors above the ground, and 1,694 households in six buildings, it attracted life-oriented distribution facilities. The commercial facility “Time” in the complex is being built with a total floor area of about 41,314 square meters with one basement floor and two ground floors.
Bando Construction is also supplying the commercial facility brand ‘Time’ in Gyeyang New Town, Incheon. There are a total of 1,110 residential facilities to be built in AC3 and AC4 blocks, and a total of 203 commercial facilities in the complex were planned. It is promoting the composition of industries tailored to the characteristics of each block, such as education and cultural facilities and medical and living convenience facilities.
This method of developing residential and commercial facilities together can be seen as an example of expanding the development capabilities secured by domestic housing projects to non-residential areas. It is not only the supply of residential complexes, but also the expansion of the scope of the business to the composition of living convenience facilities in the complex and the revitalization of commercial facilities.
Business diversification is also underway at the Bando Group level. Bando Holdings (holding company) secured the management rights of SC Engineering (SC Engineering), a company specializing in industrial facilities and plants, in February this year. According to a Korea Exchange disclosure, the largest shareholder of SCC Engineering was changed from EV Advanced Materials to Bando Holdings on February 5, 2026.
SCC Engineering is a company that conducts design, procurement, and construction (EPC) projects in the fields of precision chemistry, energy, and industrial facilities. Bando Construction has built its business foundation in housing, construction, civil engineering, and overseas development projects. Bando Engineering & Construction explained that the acquisition is a willingness to expand the group’s business portfolio to the industrial equipment sector.
An official from Bando Construction said, “The completion of LA residential facilities, acquisition of commercial real estate in New York, occupancy of domestic knowledge industry centers, and attraction of key stores in commercial facilities are leading to actual business results. Bando Group is also moving to expand its development capabilities accumulated in housing projects to various business areas, such as laying a new business foundation in the plant sector.”
