Partners Group Private Equity, Aboria Capital buy UK student housing


(Alliance News) – Partners Group Private Equity Ltd and Aboria Capital Ltd on Friday said they purchased five student accommodations assets in “one of the largest completed acquisitions in the sector this year”.

Partners Group Private Equity is a Guernsey-registered investment trust managed by Partners Group Holding AG, and Aboria is real estate investment manager based in Liverpool.

Through a joint venture, the two companies bought a portfolio of 1,570-bed purpose-built student accommodation from HSBC Asset Management Ltd.

The deal is worth around GBP165 million, and the companies said is one of the largest acquisitions in the sector for the year.

The portfolio is concentrated across the Russell Group, an association of leading UK universities. The deal involves two assets in Liverpool, one in Newcastle, one in Cambridge, and one in London Acton. The joint venture will upgrade bedrooms and amenities across the portfolio.

The accommodation is already 98% let for the coming academic year, which saw an increase in undergraduates acceptances. The companies noted that at higher tariff universities, 42% of places were taken and international acceptances grew 5.5% from a year earlier.

Aboria Chief Executive Officer Jessica Hardman said: “The UK combines a world-leading university sector with resilient student demand and a persistent shortage of high-quality accommodation, creating compelling long-term fundamentals.”

Shares in Partners Group Private Equity were trading slightly lower on Friday morning in London, down 0.2% at 614.00 pence per share.
