Private Equity Funds Were ‘Way Over-Marked,’ Endowment Chief Says

Texas Christian University’s Chief Investment Officer Jason Safran noted that private equity funds are correcting inflated valuations after years of overly optimistic markets, as “investor patience wears thin” and exits become more difficult.

Safran told the audience during a panel discussion at Bloomberg’s Invest Dallas conference that valuations from 2022 to 2024 “were way overmarked,” the publication reported.

“The private equity world is now overall better-marked than it was a couple years ago,” he said.

Don’t Miss:

Investors are now looking to offload their investments, often selling below market value, or are looking to roll them into continuation vehicles, he explained.

A Growing Backlog Of Unsold Deals

Private equity firms are sitting on a huge pile of aging investments, with 33% of U.S. buyout deals from 2017 yet to be sold nearly a decade later.

The backlog is becoming harder to ignore as another wave of investments approaches the point when sponsors would typically look to cash out, according to a new PitchBook report.

The problem is not simply that private equity firms are holding companies longer. Higher financing costs and uncertainty around future earnings have made it harder for potential buyers to justify the valuations sellers are seeking.

The 2021 Vintage Faces A Long Road Ahead

The backlog could become even more difficult as the record-setting 2021 vintage ages. Only 18% of the 2021 cohort had been monetized four years after investment, compared with 31.9% of the 2017 cohort at the same point. If exits remain at the current pace, PitchBook estimates less than half of the 2021 cohort would be wound down over a 10-year investment cycle.

PitchBook acknowledged the calculation is a simplified extrapolation, but said the takeaway is straightforward: “To clear the inventory accumulated during the peak dealmaking years, exit activity will need to accelerate meaningfully.”

Olivia Newell, managing director and head of Texas at Partners Capital, told Bloomberg that some funds are taking a more cautious approach to valuations, opting to start low and raise marks over time rather than having to cut them later.

She warned that lowering a portfolio company’s valuation at the point of sale could seriously damage a fund’s credibility.

Building Wealth Across More Than Just the Market

Building a resilient portfolio means thinking beyond a single asset or market trend. Economic cycles shift, sectors rise and fall, and no one investment performs well in every environment. That’s why many investors look to diversify with platforms that provide access to real estate, fixed-income opportunities, precious metals, and even self-directed retirement accounts. By spreading exposure across multiple asset classes, it becomes easier to manage risk, capture steady returns, and create long-term wealth that isn’t tied to the fortunes of just one company or industry.

EquityMultiple

For accredited investors looking beyond stocks and bonds, EquityMultiple provides access to vetted commercial real estate deals starting at $5,000, with only ~5% of opportunities passing their due diligence process.

Arrived

Backed by Jeff Bezos, Arrived Homes makes real estate investing accessible with a low barrier to entry. Investors can buy fractional shares of single-family rentals and vacation homes starting with as little as $100. This allows everyday investors to diversify into real estate, collect rental income, and build long-term wealth without needing to manage properties directly.

American PowerGen

As artificial intelligence drives a surge in electricity demand, reliable power generation is becoming a critical part of the technology ecosystem. American PowerGen is developing natural gas-fired power plants in Texas, a fast-growing market fueled by AI data centers, manufacturing expansion, and population growth. By advancing projects through permitting, fuel supply, and grid interconnection, the company is positioning itself to help meet rising energy needs while offering investors exposure to the infrastructure supporting the next wave of AI and industrial growth.

Bito

As AI coding tools take on more of the work traditionally done by developers, companies are facing new challenges around code quality, context and the rising cost of AI-powered development. Bito is building software designed to help AI coding agents better understand complex codebases while helping companies control AI development costs. Founded by former PubMatic executives, Bito has raised more than $10 million from institutional and individual investors and is now raising additional capital through a Wefunder offering, giving investors an opportunity to invest in a company targeting an emerging need within the rapidly expanding AI software market.

FarmTogether

Farmland has historically held its value through market volatility and delivered returns uncorrelated to stocks and bonds. For accredited investors, FarmTogether offers direct access to high-quality U.S. farmland starting at $15,000 — fully managed, with no landlord headaches.

Fundrise

Private real estate and private credit can add income and stability to a stock-heavy portfolio.
