
Glenbrook Private Clients has completed the acquisition of a prominent freehold industrial estate on North Florida Road, Haydock, for £4m. The property was acquired as a vacant refurbishment project from a private landlord in an off-market transaction.
The asset comprises a substantial manufacturing and warehouse facility extending to approximately 100,000 sq ft on a four-acre site within the Haydock Industrial Estate.
Positioned midway between Manchester and Liverpool, the property benefits from direct access to the M6 (Junction 23) and the A580 East Lancashire Road. The surrounding estate is home to major occupiers including Amazon, Kellogg’s, Sainsbury’s, Movianto, and Costco.
Scott Griffiths, head of Glenbrook Private Clients, said: “Significant capital works had previously been undertaken prior to us acquiring the property. This included asbestos removal and roof replacement, providing a very attractive entry point. We are now on site undertaking a comprehensive refurbishment of the four principal industrial buildings.
“Expected delivery of the first building is prior to this summer with the remainder reaching practical completion between Q3 2026 and early 2027.”

Upon completion, the four buildings will be rebranded and brought to market either for sale or to let named as North Florida 60, Miami 15, Bahama, and Deltona, creating a refreshed, high-quality multi-unit industrial offering tailored to modern occupier requirements.
The scheme will be jointly marketed for sale or to let by B8 and the new Manchester office of NorthCap.
