Plans approved for HMO conversion in Orford Lane mid-terrace


Warrington Borough Council was asked by applicant EMC Legacy Property to grant a certificate of lawfulness for the property.

Plans were submitted for number 128 Orford Lane to be converted from a conventional, single-family dwelling.

The certificate has now been granted, and the property can therefore become a six-bedroom HMO, or house in multiple occupation.

The planning application also has permission for a rear L-shaped dormer and internal alterations associated with the use of the property as a HMO.

The bid for the new HMO was one of a number under consideration by the council, with dozens granted approval over recent months.

In approving the bid, the council said: “The proposed single-storey side would comply with class A.

The proposed dormer would comply with class B, and the proposed rooflight complies with class C.

“The property could be converted to a HMO for six persons.”
