Deal Ticker: Craig International to Give $200 Million Renovation to Former Globe Life HQ

Development 

Mixed-Use

Craig International has won the bid to redevelop the former Globe Life headquarters at 3700 S. Stonebridge Drive in McKinney. The developer will transform the 58-acre campus with more than 300,000 square feet of office space into a mixed-use destination to be called Rowlett Station. Initial estimates for the multifamily, retail, and office components of the development place the total ad valorem value at or above $200 million. 

Globe Life announced plans last year to relocate its HQ four miles away to another McKinney office building. “This was a rare opportunity to convert a truly irreplaceable site in one of the strongest growth markets in the country,” said David Craig, founder and CEO of Craig International. “The former Globe Life campus offers exceptional scale, location and optionality. Our vision is to create a transformative mixed-use destination that brings together residential, retail, office and lifestyle experiences in a way that creates long-term value for the community, our partners and future tenants.”

Office

Real estate development and brokerage firm Gillett Commercial will partner with advisory firm Citadel Partners on a 6.64-acre development project in Allen along U.S. Highway 75. The land was acquired by Gillet Commercial from the Allen Economic Development Corporation, and plans are in place to develop an 89,032-square-foot building comprised of Class-AA office and flex space for sale or lease, with the speculative project name Allen PlaceMeinhardt & Associates is heading architecture for the development, while Raymond Construction is the general contractor. 

Relocation

Smart home security company, Brinks Home, has relocated its headquarters to 1501 Lyndon B Johnson Freeway in Farmers Branch. This relocation from the former Farmers Branch location at 1990 Wittington Place moves the company into 27,000 square feet of Class A office space on the seventh floor of the Park West complex. Plans for the project began in September of 2025, and were ultimately delivered by architecture firm BHA and general contractor HRNCIR Construction

Sale

Newmark Group will represent the seller of the U.S. Citizenship and Immigration Services (USCIS) Texas Service Center, located in the DFW International Airport Campus. The property features 259,947 square feet of Class A office space and is currently fully leased to the U.S. General Services Administration. The property was built to ISC Level 4 Modified security standards, and currently accommodates 1,000 federal employees. Acquisitions 

Multifamily

Phoenix investment and property management firm, Professional Equity Management (PEM) has acquired a multifamily community in Red Oak. The community, Emerson at Red Oak, features 306 Class A units, averaging 904 square feet per unit, on more than 17 acres of land in Ellis County. PEM’s CEO and founder, Paul Mashni, attributed the acquisition to Red Oak’s positioning in the emerging DFW data center corridor and the substantial population growth of DFW submarkets in recent years. PEM Residential will fully take over management of the property.

Leasing

The former headquarters of the manufacturing company Hydrotex, a 26,000 square-foot industrial/flex building on 1.94 acres in Farmers Branch, has been acquired by an Evergreen Realty Advisors partnership. Leasing services of the site will be provided by Stream Realty Partners’ Executive Vice President Mac Hall and associate Jess Jacoby

Financing 

JLL Capital Markets’ Aldon Cole and Tony Nargi led efforts to arrange $40.869 million in acquisition financing for borrower, Brixton Capital, for the multifamily property Allura Las Colinas in Irving. The property has 288 units, featuring a mix of one-, two-, and three-bedroom floor plans, amenities, and 455 parking spaces in the garage.
