The Caisse is creating a strategic partnership with Beedie to acquire and develop industrial real estate assets across Canadian markets. The joint venture will launch with a $1 billion seed portfolio of premier industrial assets located in Metro Vancouver, Calgary and Toronto. The two partners will each hold a 50 per cent interest in the portfolio.

The two companies have established a deployment target of up to $2 billion in gross asset value to pursue acquisition opportunities in B.C., Alberta, Ontario and Québec. By combining capital and investment expertise, the partners are creating a scalable investment vehicle capable of building a portfolio of quality industrial assets in Canada, said Rana Ghorayeb, executive vice-president and head of real estate at the Caisse, in a press release.

The Caisse is also expanding aircraft financing and leasing platform Maple Aircraft Company Holdings Ltd. to $3 billion and extending its runway through December 2029. The investment organization is partnered with SMBC Aviation Capital and acts as a transaction source for the platform and a servicer.

“With favourable long-term market dynamics and increasing demand for flexible financing solutions, MACH is well positioned to expand its portfolio and capitalize on attractive opportunities across the aviation leasing market,” said Martin Longchamps, executive vice-president and head of private equity and private credit, at the Caisse.

In other news, the Public Sector Pension Investment Board is creating a new joint venture with a real estate fund from Ares Management Corp. to invest up to $2.4 billion in logistics real estate opportunities in the U.S.

The new partnership will target cash-flowing assets in high-growth markets and already includes a 5.2 million square-foot seed portfolio comprising 14 properties across California, Texas and New Jersey.

“The U.S. logistics sector benefits from durable demand drivers and structurally constrained supply in the submarkets that matter most,” said Laurence Bastien, managing director of real estate investments, Americas at PSP Investments, in a press release. “Partnering with Ares allows us to invest in high-quality assets at scale and alongside an operating platform with the capabilities to drive value at the asset level.”

Radical Ventures confirmed the first close of its Canadian venture capital fund, Radical Breakouts Fund, which secured more than US$1 billion in commitments from banks and pension funds including PSP Investments, CPP Investments, the Healthcare of Ontario Pension Plan and the OPSEU Pension Trust. The fund will invest in artificial intelligence scale-ups.

“With deep roots in Canada’s AI ecosystem, Radical has built access to promising companies both here and globally,” said John Graham, president and chief executive officer at CPP Investments, in a statement.
