Real Estate Market Trends in Wichita, KS: Prices Fall


Wichita sits on the south-central Kansas plains where aerospace roots, a revitalized Delano District, and the winding Arkansas River shape a city with real character. Prices dropped, more homes hit the market, and yet buyers moved fast—that’s March in Wichita. If you’re buying now, you have more choices and lower prices than a year ago. If you’re selling today, accurate pricing isn’t optional — it’s the whole game.

Buyers in Wichita have more options right now than they did a year ago. Active listings climbed to 852 homes in March — a 7.9% increase year-over-year, outpacing the national gain of 6.2%. New listings jumped 6.9% at the same time, compared to near-flat growth of 0.7% nationally. For sellers today, more competition on the shelf means presentation and pricing matter more than ever.

Wichita’s median listing price dropped to $257,498 in March — a 6.4% decline year-over-year, more than triple the national drop of 2.1%. That’s still well below the national median of $416,000, so affordability remains a real advantage here. Notably, fewer listings required a price cut than a year ago, which means sellers came in priced realistically from the start. For buyers today, well-priced homes weren’t sitting around waiting to be negotiated down — acting decisively still mattered.

Even with more homes available, buyers in Wichita weren’t dragging their feet. The typical home sold in 44 days in March — a 4.3% drop from the year before, while the national median crept up to 57 days. Wichita homes sold 13 days faster than the national pace. For sellers, that’s a meaningful signal that well-prepared homes attracted offers without long waits. For buyers, it’s a reminder that good homes in this market still move quickly.

Wichita’s March data tells the story of a market finding its footing — not falling apart. Prices dropped, inventory grew, and yet homes sold faster than a year ago with fewer price cuts along the way. If you’re buying now, you have more choices and lower prices than you would have had twelve months ago, but the best homes still reward quick decisions. If you’re selling today, realistic pricing from day one is your clearest path to a clean sale — overpriced listings faced a sharper, more discerning buyer pool. Against national benchmarks, Wichita remained faster, more affordable, and less volatile. That’s a real edge for anyone in the market right now.
