Birkenstock’s $143m spending spree on luxury Aussie property

Billionaire Alex Birkenstock, of the German leather sandal-family, has bought a $51.5m apartment on the 78th floor of Crown Residences in Barangaroo.

Land title documents updated this week show “Klaus Alex Birkenstock” bought the 525sqm whole-floor residence of the late Robert Blann, Kerry Packer’s bookmaker, on February 17.

Birkenstock, 57, reportedly has a $3bn fortune thanks to the sale of his and brother Christian’s stake in the family business in 2021.

The Barangaroo deal via The Agency’s Steve Chen is Birkenstock’s third property purchase since last December, including a Rose Bay waterfront mansion for $83.5m — the biggest deal of 2025 — where Alex and his wife, former model Vanessa, now reside.

The same month, he bought an $8m mansion in the Melbourne suburb of Brighton.

Over the past six months, he’s bought $143m worth of homes, all mortgage free.

Chen wouldn’t comment on the deal or the motivation for the latest purchase.

The four-bedroom, five-bathroom Barangaroo apartment with four-car garage would rent out for $20,000 per week, but one could assume that it’s set to be a city bolthole for the family, or for visiting guests from overseas.

It’s ultra luxurious with marble, leather and wood detail and there’s plenty of room, with five living zones, including a media lounge, piano lounge, dining room, wine-tasting zone and a built-in wine gallery.

The main bedroom suite has two dressing rooms, a steam room.

And naturally there are views from Botany Bay to the Blue Mountains wlong with postcard north-easterly views of the Bridge and Opera House.

The quarterly strata levies are more than $35,000.


It would rent for $20,000 per week, but it’s more likely to be used as a city bolthole by the family.


Apart from the casino, residents in the building have access to a personal chef, room service with a curated wine list, priority seating at Crown restaurants and resort facilities that include a tennis court, pool, spa and cabanas.

The Wentworth Courier broke the news of Birkenstock’s Rose Bay purchase in January.

The couple, who were living in Melbourne, had been looking to buy in Sydney for several years with a budget of up to $200m.

Alex had long dreamt of sailing on Sydney Harbour. And with their daughters starting at the exclusive Rose Bay school Kambala this year, the search via top buyer’s agent Simon Cohen gathered pace in the last months of 2025.

The sales agents, Chen and Brad Pillinger of Pillinger and Steven Chen, were tightlipped on their purchasers it was left to other sources to spill the beans exclusively to News Corp.
