The senior development manager at HBD on how she got started in the property industry, her favourite TV show and song, the best and worst things she has spent money on and her number-one travel destination.
Hannah Voogd, senior development manager at HBD
How did you join the property industry?
I did work experience with two niche practices, and then Savills. After completing my master’s at the University of Reading, I joined JLL’s graduate scheme. I’m the first in my family to go into the property industry. I wanted to do something interesting and sociable, and property ticked all the boxes. It’s certainly never boring.
What does your job entail?
I’m involved throughout the lifecycle of a project, from identifying opportunities and shaping development strategies through to planning, stakeholder engagement, delivery and occupier discussions. A big part of my role is bringing together the various teams involved in a scheme and helping to navigate challenges to keep projects moving forward.
What do you like most about the industry?
It’s rewarding being able to create new places and see the physical outcome of what we do, whether that’s homes or commercial schemes. There’s a real sense of achievement in seeing a project evolve from an idea on paper into something people use and enjoy every day. We’re a sociable lot as well, which is a real plus for me – relationships are at the heart of the industry and I’ve met some great people.
And what do you dislike most about it?
The slow pace of the planning system, which is incredibly frustrating, and cashflow restrictions.
What is your favourite building?
The Bullring shopping centre with the iconic Selfridges facade. I have a lot of fond memories associated with it. I remember learning about the regeneration of the Bullring at school, appreciating the architecture and impact the scheme has had on Birmingham. Looking back, it was probably one of my earliest introductions to placemaking and the role development can play in transforming a city.
Who in property has inspired you?
Vivienne Clements, executive director of HBD. She’s an incredibly strong leader and I’ve learned a huge amount from working with her.
If you had not gone into property, what would you be doing?
I love nothing more than getting on a plane and exploring somewhere new, so perhaps I’d have ended up working in travel or tourism.
What would you change about the industry?
Planning delays and the speed of decision-making. Viability is a real challenge, with planning delays, rising build costs and inflation making it extremely challenging to get new schemes off the ground.
What are you most proud of in your career?
Being appointed to the board of Birmingham Colmore is something I’m particularly proud of. It has given me the opportunity to contribute to the future of Birmingham city centre and support initiatives that benefit businesses, communities and the wider economy.
What do you value in people?
Honesty and integrity. I also value people who communicate openly and aren’t afraid to have straightforward conversations when challenges arise. Being able to address issues directly helps build trust and usually leads to better, faster solutions.
What advice would you give someone starting a career in the property industry?
Network widely – your network is your net worth. Those contacts will open up doors and will be useful throughout your career. And for those still studying, try not to miss out on the valuation element of the RICS APC journey. It’s a key foundation of knowledge and will serve you well. Finally, don’t be afraid to ask questions. People in this industry are generally generous with their time and experience, and there’s always something new to learn.
Top recommendations
Favourite destination?
South Africa is an incredible place. It has such a unique combination of built-up areas and architecture, plus nature and wildlife. It is such a beautiful country and has so much to offer.
Favourite TV show?
The Real Housewives is a real guilty pleasure of mine. I enjoy watching the majority of the American franchises, with the extravagant lifestyles, beautiful properties and a fair bit of drama making for great easy viewing.
Favourite song?
Ain’t Nobody by Chaka Khan brings good vibes every time. It was one of the songs played at my wedding, so it has a lot of happy memories attached to it. It’s also my go-to karaoke song, although whether everyone else enjoys hearing me sing it is another question.
Best and worst purchases?
The best is holidays. I’ll never get tired of getting on a plane and exploring somewhere new. As well as the sunshine (I tend to head for warmer climates) and time spent with my family and friends, I really enjoy being able to experience and appreciate different cultures. The worst is probably the poor choice of shoes for exploring; they need to be sensible, which I occasionally forget.
