Australia’s Apartment Development Capital: The Beachside Suburb With 16 New Buildings


Once known primarily as a holiday destination, this suburb has become Australia’s most active apartment development hotspot, according to realestate.com.au data.

Broadbeach is now emerging as one of Australia’s busiest apartment development markets, with 16 new projects currently listed on realestate.com.au.

Located just minutes south of Surfers Paradise, Broadbeach offers a mix of coastal living and everyday convenience. It’s anchored by major drawcards including Kurrawa Beach, The Star Gold Coast, Pacific Fair Shopping Centre and Oasis Shopping Centre, alongside a dense strip of restaurants, cafes and bars that keep the precinct active day and night. 

For apartment buyers, the appeal lies in having everything at their doorstep.  

Beaches, retail, dining, entertainment and employment are already established, removing the need to wait for future infrastructure or amenity to arrive. 

Transport and walkability driving demand 

Broadbeach’s appeal is also closely tied to its connectivity. The suburb is serviced by two G:link light rail stations, Broadbeach North and Broadbeach South, providing direct connections to Surfers Paradise, Southport, Griffith University and the Gold Coast University Hospital.

Combined with strong bus connections, cycle paths and a highly walkable street layout, the suburb supports apartment living that does not rely on car ownership.  

This accessibility continues to attract downsizers, owner‑occupiers, investors and interstate buyers. 

New projects on the horizon  

Across Broadbeach, there are 16 new apartment developments currently being built or now ready for their first residents – more than any other suburb, according to realestate.com.au listings data.

Around Broadbeach Boulevard, several projects are capitalising on proximity to the beach. Arden, by NBFI Invest, delivers a strong wellness focus just 400 metres from the sand, while nearby Faro by 5 Point Projects offers protected ocean, skyline and hinterland views. No. 21 Broadbeach Boulevard features 16 apartments across the boutique 21-storey development.

Also close to the coast, Sea Glass presents a boutique beachfront offering of 29 oversized apartments, while Harmony on Broadbeach, Affinity Broadbeach and Crest Broadbeach add larger‑scale options with resort‑style amenities and generous indoor‑outdoor living.  

LUMARA Broadbeach, a north‑facing development of just 37 residences, is currently under construction and features a two‑level sky wellness retreat overlooking the ocean. 

Around Surf Parade and nearby streets, a more boutique style of development is emerging.  

Sandpiper by Polycell Group includes multiple levels of wellness and lifestyle amenities, while V&A Broadbeach is set for completion in 2027 and 2028 across two towers. Malo and Maison Broadbeach add further diversity with just 16 half‑floor apartments and 21 full-floor apartments aimed at owner‑occupiers seeking space and privacy. 

In quieter residential pockets just behind the beachfront, projects are catering to buyers prioritising larger layouts and lower‑density living.  

The Sterling, on George Avenue, is due for completion in 2026, while Madeline by Mosaic occupies one of the suburb’s last remaining sites with protected ocean, parkland and hinterland views. Nearby, 18 Mary Avenue and The Eveleigh place a strong emphasis on wellness, boutique scale and resident‑focused amenities.
