East Baltimore Industrial Property Sells for $4.2 Million

Gold and Company, LLC recently sold 6800 Quad Ave. in East Baltimore for $4.2 million. The property includes an approximately 11,630 sq. ft. industrial building, a separate Quonset hut, and 3.07 acres of land.

Senior Vice President Jim Chivers and Vice President Will McCullough of Gold and Company assisted the seller in the transaction.

The property is zoned MH-IM (Heavy Industrial) by Baltimore County and sits directly alongside Interstate 95.

The main building features approximately 17- to 19-ft. clear heights, four oversized drive-through doors, and approximately 1,000 sq. ft. of office space. The remainder of the 3.07-acre property is open yard space suitable for equipment, vehicles, and materials.

“The combination of high-bay shop space, drive-through access, and large outdoor storage under heavy industrial zoning is increasingly scarce in the Baltimore market,” said Chivers. “It makes the site a strong fit for contractors, fleet and maintenance operators, and outdoor storage users.”

Built in 1967, 6800 Quad Ave. has served Baltimore’s industrial and trades economy for nearly six decades. The property was long associated with Alpha Painting & Construction Co., a commercial painting and construction contractor that operated from the site and used the yard for equipment, vehicles, and materials staging.

The facility has also been outfitted over the years for heavy maintenance and fabrication work. The high-bay shop includes vehicle lifts, welding and fabrication areas, and space to bring trucks and equipment inside through the drive-through doors.

The property is located in the Pulaski Industrial Area of Rosedale, just over the Baltimore City line in Baltimore County. Nearby businesses along Quad Ave. and Rolling Mill Rd. include trucking, building supply, lumber, and equipment companies.

The property also offers access to several major transportation routes. In addition to I-95, Pulaski Highway (U.S. 40), I-895, and I-695 are all within minutes of the property. The Port of Baltimore’s marine terminals and downtown Baltimore are also nearby.

“From the day we brought 6800 Quad Avenue to market, the response was exceptional with a deal over the asking price,” said McCullough. “We saw a high volume of engagement from both the investment community and owner-users. While IOS investors recognized the long-term value of the asset’s location, owner-users saw a turnkey facility ready for immediate operation. This competitive environment ultimately allowed us to deliver an outstanding result for our client.”
