Generation Real Estate Plans More Hollywood Apartments

Hollywood is the latest target amid a series of low-density residential buildings being proposed for redevelopment into denser housing.

Generation Real Estate Partners submitted an application to the Los Angeles Department of City Planning to replace five rental residences in Hollywood with a five-story building with 32 apartments at 806 North Sweetzer Avenue, Urbanize Los Angeles reported. Two existing duplexes and a single-family home would be demolished to make way for the multifamily housing.

The 32-unit building will be designed by Kevin Tsai Architecture and include a rooftop amenity deck. The developer is seeking entitlements including density bonuses through Los Angeles’ Citywide Housing Incentives Program, providing seven apartments for low-income renters in order to build larger than what would be allowed by base zoning rules.

Generation Real Estate and Kevin Tsai Architecture have other projects together in the works in Hollywood.

At 1344 North Alta Vista Boulevard, Generation is looking to clear 10 existing homes to construct a five-story building with 60 apartments and one accessory dwelling unit. The developer submitted an application to the city for the project earlier this year, Urbanize Los Angeles reported. The developer is similarly seeking density bonus incentives in exchange for 12 affordable apartments set aside for low-income renters.

Also earlier this year, Generation and Kevin Tsai began construction on a new multifamily building at 7337 West Fountain Avenue, Urbanize Los Angeles reported. The City of Los Angeles approved the plans last year to replace three homes on the site with a five-story building featuring 47 residences.

The City of Los Angeles is bound by the state to plan for 456,643 new housing units by 2029. Of those residences, 184,721 must be designated as affordable housing.

Generation Real Estate’s other multifamily properties include the 24-unit Iris Maplewood at 5122 West Maplewood Avenue in Larchmont, the 33-unit Pine on Gramercy at 861 South Gramercy Place in Koreatown and a recently completed 35-unit development at 806 North Edinburgh Avenue in Melrose.
