Nearly an entire Melbourne street for sale at $40m+

The massive property portfolio at 1-12 Dream Haven Court, Epping, is for sale.

The bulk of an entire street in Melbourne’s north has hit the market with price expectations in the mid-$40 millions, in a case of real estate imitating Monopoly.

Dubbed the Dream Haven Portfolio, the 4.68ha land parcel in Epping is being marketed as “one of Melbourne’s best industrial real estate offerings for 2026”.

A private investor and developer who built out the site has put it up for sale, after owning it for decades.

The sprawling property has six tenants across Dream Haven Court and the adjoining Miller St including All About Steel, D2 Steel, Cooling Brothers Melbourne, fibreglass composite panels manufacturer Creative Composites, K Care Healthcare Solutions and Convair Engineering.

The portfolio returns a passing income of more than more $2.68 million a year.

Commercial real estate agency Fitzroys’ Marco Sandrin and Brent Glassford have the listing.

Mr Sandrin said all the buildings on Dream Haven Court were up for sale, except for two.

He’s expecting interest from buyers such as institutional and private investors with inquiries from local, interstate and international purchasers, including some based in NSW and Asia, already coming through since the site was listed last week.

“There is a chronic shortage of industrial land supply in prime locations across Melbourne,

and this is an increasingly rare chance to secure an expansive portfolio in one of the city’s

most accessible commercial, industrial and employment hubs,” he added.

“It’s also a special offering in that the scale of the site means it’s almost an entire street

that you can purchase.”

The mega-block has a combined building area of 26,019sq m spread across four titles.

It carries Activity Centre zoning and price expectations reflect a circa-6 per cent yield.

Yield is the annual income a property earns, shown as a percentage of its purchase price or market value.

“Epping’s development boom of recent years has cemented it as the key activity hub of

Melbourne’s northern suburbs, and it attracts a huge range of businesses and operators

looking to be a part of the action, underpinning this portfolio’s investment credential,” Mr Sandrin noted.

Mr Glassford said the Dream Haven Portfolio was close to the Hume Freeway, Cooper St and the Metropolitan Ring Rd.

Each address within the portfolio is also for sale individually.
