Singapore private home leasing demand rises 5.1% in Q2 2026


Rental contracts hit 22,290 during the quarter.

Leasing demand for Singapore’s private residential properties, excluding executive condominiums, remained firm in the second quarter of 2026, with 22,290 rental contracts commencing during the quarter, according to Savills, citing REALIS data.

The figure was up 5.1% quarter on quarter from 21,203 contracts in Q1 2026 and 3.0% higher than a year earlier. Savills said the quarterly increase was broad-based, led by the non-landed segment.

Rental transactions for non-landed private homes rose 5.4% quarter on quarter to 21,193 contracts. All three market regions recorded higher volumes, with the Core Central Region and Rest of Central Region each increasing 5.7% to 6,258 and 7,238 contracts respectively. The Outside Central Region saw transactions rise 4.8% to 7,697.

On a year-on-year basis, non-landed leasing activity increased for the ninth consecutive quarter, rising 3.2% from 20,537 contracts in Q2 2025. The Outside Central Region led growth with a 6.0% increase, followed by the Rest of Central Region at 2.5% and the Core Central Region at 0.7%, according to Savills.

Landed leasing activity was comparatively subdued, edging up by five contracts, or 0.5%, quarter on quarter to 1,097. However, volumes remained 0.4% below a year earlier, marking the segment’s fifth consecutive quarter of year-on-year decline, albeit at a slower rate.

At the project level, Treasure At Tampines became the most actively leased non-landed private residential development in Q2 2026, with 168 rental contracts. Normanton Park fell to second place with 160 deals, down sharply from 265 contracts in the previous quarter.

Newly completed Tembusu Grand entered the top five for the first time, ranking third with 154 rental transactions. Savills noted that the development received its Temporary Occupation Permit in December 2025 and has since recorded 218 leased units, equivalent to 34.2% of its 638-unit inventory.

Rounding out the top five were Marina One Residences, with 144 rental contracts, and The Sail @ Marina Bay, with 143. Both developments are located in the Marina Bay precinct of the Central Business District.
