Jones Real Estate has achieved a standout result with the sale of KinderPlay Early Learning Centre at 303 Springvale Road, Forest Hill, transacting for $1.1 million following a tightly held and highly competitive campaign that concluded in just four business days.

Notably, the sale achieved a 4.3%* initial yield, representing one of the sharpest childcare yields recorded nationally in 2026 and the strongest result achieved in Victoria year to date.

The purpose-built childcare facility is positioned on a prominent 814 sqm* corner site in Melbourne’s eastern suburbs and is fully leased to established operator KinderPlay Early Learning Centre, who has been trading from the site since 2018. The asset is secured by a brand-new five-year lease to 2031, returning $51,583 per annum plus GST, with fixed 3% annual increases and a dual-layer security structure.

Strong early engagement underpinned the campaign, with more than 40 enquiries received, including over 30 within the first 48 hours. A total of 12 inspections were conducted across the four-day campaign, culminating in a private investor securing the asset within 72 hours of their first inspection. Notably, the purchaser was entering the childcare sector for the first time, reflecting the broad appeal of the investment.

“The purchaser’s swift commitment, despite being new to the sector, reflects both the strength of the asset and the effectiveness of a broad, sector-agnostic buyer engagement strategy.”
